This is where an investor brings ‘all cash’ to purchase property. The cash mainly comes in the form of a check or a wire transfer. Many investors prefer this method as it is uncomplicated. However, not everyone can afford to bring all cash to pay for property.

Owner financing

This is where the owner of a property you want to purchase allows you to make smaller monthly payments instead of buying the property for the whole sum at once. However, you must ensure that the individual is really the owner and not someone who still has to pay mortgage on the property.

Hard money

This is where an individual or business gives you the cash to make your purchase. This cash is normally given at a higher interest rate and does not appear on your personal credit report. The lender also gives you shorter repayment periods. You should be careful when entering into such transactions as you may be unable to fulfill your part of the agreement due to the short-term periods given.

Private money

Private money is just like hard money but the lender and borrower usually know each other. This means that although the interest rate is higher because the lender wants to get higher returns, the terms can be re-negotiated. The repayment period is negotiated beforehand and mortgage or a promissory note secures the lender’s cash. This way, if you don’t pay up, the house goes to them.
